One of the most important aspects of selling your home is preparing for your appointment. Great media requires teamwork and cooperation. Let us make it count and provide stunning visuals for buyers by ensuring your home is ready.
For the best quality media, our photographers must be able to move freely from one room to the next. Therefore, it is important that your home is 100% "show ready" for your appointment.
Adjust blinds and lighting for best possible exposure.
Close all toilet seats in bathrooms.
Make beds, clean, dust, or declutter.
Move or handle pets and pet items.
Touch personal hygiene items (shampoo, toothbrushes, deodorant, towels, combs/brushes, etc)
"Photoshop" vehicles, walls, power lines, wall pictures, cords, etc
We love our pets here at First Impressions Media Group and although we would love to play with your fur kids, we must ask that you have your pets in crates or places in a room with the door closed for safety measures.
While we would like to be open to working around other contractors, it would inhibit our ability to provide the best quality media of your home if any other contractors were present. We ask that no one else is at the home while we are shooting please!
Arrange/rearrange furniture to give room maximum space.
Fluff and arrange furniture pillows.
De-clutter fireplace mantel/hearth.
Remove piles of newspapers, magazines, mail etc.
Hide all TV/stereo remote controls.
Remove kid's toys.
Pet items/toys put away
Conceal all exposed cables as best as possible.
Remove clutter and personal items.
Empty sink of dishes. Dishes, sponges, dish rags and hand towels put away, sinks clear.
Paper napkins and paper towel rolls removed.
Waste Basket hidden.
Clear off countertops and remove any small appliances and clutter. (example: toaster, coffee pot, knife block)
Remove photos, notes and paper from the refrigerator.
Clean the major appliances (refrigerator, dishwasher, oven, range hood) and wipe down countertops.
Remove pet bowls, pet toys and pet cages.
Put away or hide booster seats, high chairs, toys, etc.
Make all beds and tidy shelves.
Clothes should be hung, folded and put away.
Remove items from bedside tables - books, magazines, pictures, clock radios etc.
Ensure items stored under beds are not visible.
Remove pet beds.
Remove small throw rugs.
Remove towels from towel racks.
Clear all personal items off countertops
(example: toothbrushes, soap dishes, tissue, lotion, makeup, etc.)
Remove shampoo and other products from the shower/tub area.
Close the lid on all toilet seats.
Mirrors clean and streak free.
Waste baskets removed.
Is the photoshoot scheduled on trash day? Reschedule if drone is ordered.
Front door / Garage door closed.
Remove cars from driveway and do not park directly in front of house.
House address numbers should be visible.
Have the yard freshly mowed and cleared of all clutter / neatly organized. Sweep driveway, sidewalks and patios.
Sweep/remove leaves and other items in patio areas.
Shrubbery in front of the house trimmed.
Remove empty planters.
Put away water hoses, toys, cleaning supplies, garbage cans, recycle bins and other miscellaneous items that are not directly part of the exterior area.
Arrange outdoor furniture as you would like it photographed.
Remove yard signs (for sale, home security, school, etc.)
Clean pool and remove any toys.
Remove pool equipment (hoses, vacuums, chlorine dispensers, noodles) from pool and store out of sight.
Clear snow and ice off driveway, walkway, porch deck etc. and hide snow shovel.
Thoroughly clean whole house (vacuum carpet, mop hard floors, clean countertops, clean windows.)
All lights ON. Lightbulbs working and of the same color. This includes fireplaces, lamps and under-cabinet lights.
Blinds and shutters open.
Ceiling fans off.
TV's turned off.
Computer screens off.
Close toilet lid.
Place all shoes and jackets in closets.
Remove small throw rugs (including doormats and bathroom mats.)
If homeowner does not want child’s name or personal photos shown, take them down.
Please keep all pets restrained on a leash, in a kennel, or offsite during your appointment.
*If the home is not photo-ready or is in any way unsafe, the photographer reserves the right to not shoot the assignment and will charge a non-refundable $40 transportation fee.
